We provide restaurant fit-out works and food licence applications by type of shop, with more than 1000 projects completed across malls and properties of CK Asset, Sun Hung Kai, New World, Henderson, MTR, the Airport and Link. The table below gives the suggested size, fit-out budget and licence application fee for four types of shop; all are approximate.
The licence that actually applies and the scope of works are confirmed after a site visit, against the building use, shop area and licensing requirements.

Takeaway snack shop
Suggested size: 70 sq ft or more.
- The shop: small, so it is hard to fit a lot of equipment at once; space and storage have to be planned in advance.
- Works: an all-round tradesman does the job with the fewest people and the least time; made-to-measure stainless-steel fittings and furniture make the most of the space and add storage.
- Licence: a food factory, frozen confection factory or bakery licence. A takeaway shop has no seating.
- Project budget: about HK$150,000; food licence application: about HK$20,000.
Café and light-meal shop
Suggested size: over 400 sq ft.
- The shop: mostly a simple, minimal style, with fit-out costs generally lower than a restaurant’s. Some are upstairs or in commercial buildings and must meet both the food licensing conditions and the Lands Department’s requirements.
- Works: stainless-steel fittings and furniture made to measure, from measuring and drawings to production; works carried out to the licensing requirements of the fire, buildings and other departments.
- Licence: a light refreshment restaurant licence, with dine-in seating.
- Fit-out budget: about HK$500,000; food licence application: about HK$30,000.
Restaurant and hot pot
Suggested size: over 800 sq ft.
- The shop: needs a general restaurant licence and must meet stricter licensing requirements; ventilation and fire systems matter most.
- Works: a site inspection checks the water and power supply and the ventilation system; ventilation, fire, plumbing and electrical works are planned to the licensing requirements; on completion a qualified person tests and issues certificates, and we follow the approvals of each government department.
- Licence: a general restaurant licence; selling alcohol also needs a liquor licence.
- Fit-out budget: about HK$900,000; food licence application: about HK$40,000.
Food factory and others
Suggested size: over 300 sq ft.
- The shop: mostly in industrial buildings, where water supply and drainage, power and ventilation must be checked carefully; the fit-out is practical first.
- Works: a free assessment from an engineering standpoint, an immediate fit-out quotation and a works plan; our own stainless-steel workshop makes kitchen fittings, cabinets and steel benches to measure, ready in as little as 7 days.
- Licence: food factory, frozen confection factory and similar licences.
- Fit-out budget: about HK$300,000; food licence application: about HK$20,000.
